Raveum offers income-producing U.S. commercial real estate through a separate, regulated route for each country we serve. Which one applies to you is set by your legal status, not by where you happen to live.

Your route is decided by your legal status, not by your current address. Each country we open has its own regulated pathway, its own eligibility test and its own paperwork, because the rules governing how money moves into a U.S. property differ by jurisdiction.

Today that means three routes. Where you are a resident individual for FEMA purposes, the applicable route is the RBI Liberalised Remittance Scheme, with the offering made under SEC Regulation S. Where you are a U.S. person, the applicable route is the accredited channel under Rule 506(c) of Regulation D. Where you are a UAE-resident Professional Investor, the applicable route is a direct subscription under SEC Regulation S. Raveum does not determine your residential status, your U.S. person status or your Professional Investor status. They are questions of law that turn on your own circumstances, and they are for you and your advisers to establish. That matters most for people who sit across more than one country, where the tests can point in different directions. Take advice on your status first, then read the route page it points to.

What is the same whichever route you use

The route changes how your capital reaches the investment. It does not change the asset, the structure or the risks.

The same properties

Every route leads to the same income-producing U.S. commercial properties. There is no separate or lesser inventory for any country.

A property-specific entity

Each property is held in its own U.S. limited liability company, so it is not commingled with other assets. You hold an interest in that company.

Distributions in U.S. dollars

Distributions are paid in U.S. dollars according to the offering terms, whichever route you came in through.

Illiquid, and exit is on sale

Holding periods run to several years, are estimates rather than guarantees, and there is no ready secondary market for these interests.

The sponsor operates

The sponsor arranges financing, appoints the property manager, handles leasing and reports to investors. You do not manage tenants.

Fees, holding period, distribution mechanics and the full risk factors are set out in the offering documents. Any offer is made solely through those, never through this website.

How to find your route

Three checks, in this order. The first settles it for almost everybody.

Establish your legal status

Not your passport and not your postal address. What matters is whether you are a U.S. person for U.S. securities and tax purposes, and your residential status under your own country's exchange-control rules. Both are legal questions with defined criteria. Establish them with your own advisers; this is not something we can determine for you.

Check that route's gate

Every route has one. For India it is remaining headroom in the US$250,000 annual allowance. For the United States it is third-party verification of accredited status. For the United Arab Emirates it is the Professional Investor test. Each route page states its own, and the criteria are set by the regulator rather than by us.
